In reply to the OP, when/if the final VG decision has been made, appealed, and a FINAL decision has eventually been reached, It will then take around 3 months to cross the T's and dot the I's with developers and contractors in order to be able to start work. So (obviously wont be the case, but...) if the VG application is turned down and the nimby's decided not to appeal, then you could realistically expect the diggers to move in late sept/early Oct and development would take the best part of 2 years to complete, meaning us being in for the start of the 2013/14 season.
