As an aside, a mate who works at the UWE is convinced that talks are on going for the new stadium. Not sure if this is Wael just trying to make the club a better prospect for purchase, or there is a real chance. To me it seems odd for a club to sign away an asset , just so they could rent again. Just as strange for the UWE to build a stadium or donate the land to a football club. It does feel a little like Wael is trying to polish a turd to get interest in them. I was once responsible for a B1 property with a book value of £12m which, when revalued for potential sui generis occupation, dropped to £7m. The nature of the residential development (if that is what will be most acceptable alternative use to the planners and professional opposers) will determine the value. Under the lapsed consents Sainsbury's, in addition to funding local roadworks, were liable for @£1.2m of CIL contributions and had to hand over 40% of the proposed residential developments as affordable housing. The only PP is for the retrospective application for the erection/replacement of their new stands, which they forgot to apply for last year. Not sure if PP is required for the TV screen, I would guess that it is, so no current application is visible on the council Planning site. Surely they'd have learned from the last time?
