The 2k per 1000 is for new build. If Pride Park had to be built from scratch now and assuming a good finish (2,4k per seat) the cost could well be around 81m imo.

General rule of thumb is £2k per 1,000 seats for a new build with an average finish, so thats about right if they're going for a decent finish.
