    Morris has been gambling on promotion for more than the one season mind you. It is the cumulative effect of that that led to the ground sale to get them out of a hole of his making. If he gambles again and fails he doesn't have that fall back any more. It will be interesting to see how it pans out this year.

    You could well be right about Morris but I would be pleased to finish above them next season personally.

    Not saying he should spend that, but if he wanted to he most certainly could. Comparing Bury and Bolton owners to ours was plain daft in my opinion.

    Steve has done that in the past and it ended in relegation. Phil Gartside did the same at Bolton and look at the state they are in. If you were a Bolton fan would you have been cheering him on?

    Morris isn't a good example as he gambled and failed. Not a role model for anybody I would think.

    Of course if you aren't bothered if we get into financial trouble again and have to sell assets to pay the bills that's a different matter. Personally I prefer a more responsible approach that doesn't put the club at risk.

    I said Steve could spend if he wanted to but I wasn't one of those asking for it.

    He most certainly did not spend big in the past just allowed a succession of crap managers to spend badly.

    I suspect Derby will finish above us next season incidentally and Morris is in for the long haul so missing promotion in May 19 isn't a disaster.

    The club is owned by Steve who has shedloads of money unlike the people involved at either Bury or Bolton. Mel Morris has stuck two fingers up at FFP legally it appears.and whilst I don't see many demanding that Steve splashes the cash (i'm certainly not), the fact is whether you like it or not, he could if he really wanted to.

    This was certainly the case in the late 90's. To be fair they didn't get the all of the cream though as City's age groups would regularly spank them.

    I haven't undertaken asset valuations for donkeys years Mr P, I deal with commercial property acquisitions, disposals and everything in between i'm afraid so can't comment on the valuation, particularly as I have no idea whether it was the stadium solely or associated leisure outlets etc, but I would say that the oft quoted figure of £1m per 1,000 seats is woefully outdated and fails to properly account for facilities within stadia,anyone putting their name to a valuation of £81m would have to be qualified to do so, and further, when you consider the costs of stadia coming out of the ground elsewhere recently, I think it would probably be very difficult to challenge the sale price.

    Football stadia are not like residential properties, in that there is no established and active market in sales of stadia so no market comparable exist. This being the case it would be tricky for a valuer to be challenged about the accuracy of his/her valuation, which is why I suspect Villa and Derby have been so financially "successful" with the sale of their grounds. 

    I studied professional valuation in my younger days, but never got into practice. There are a few valuation principles I can recall but don't want to quote them on here in case my memory is a bit hazy or if valuation practices are different these days. 

     

     

    Depreciated replacement cost.

    "The DRC method is a form of cost approach that is defined in the RICS Valuation – Global Standards 2017 (RB Global) Glossary as: ‘The current cost of replacing an asset with its modern equivalent asset less deductions for physical deterioration and all relevant forms of obsolescence and optimisation. The DRC method is based on the economic theory of substitution. Like the other forms of valuation it involves comparing the asset being valued with another. However, DRC is normally used in situations where there is no directly comparable alternative"

    The DRC method may be used for the valuation of specialised property, which is defined in the RB Global Glossary as: ‘A property that is rarely, if ever, sold in the market, except by way of a sale of the business or entity of which it is part, due to the uniqueness arising from its specialised nature and design, its configuration, size, location or otherwise.’ 

    This is the RICS approach so gospel and often applied to public buildings.

    Let the fans into the stadium early, let them watch the women play. Have a break for a while for people to get a drink, take a dump, etc - then start the men's game. If you don't give a shit about women's football, then it's easy to avoid - come a bit later.

    The only issue I can see with this, and it's the kind of thing that I think would be overlooked, is whether this causes issues with the pitch. Will 90 minutes of football before another 90 minutes damage the pitch?

    Rather watch the under 18's.

    Better quality and more relevant as hopefully be watching future first teamers.
