Neither can I, stuff of nightmares but we`re not twentysomething footballers with great wads of disposable income.

Personally, a nice barn conversion in Epping Forest or up towards Saffron Walden would be nice!

very true,i fully understand why he would go,if the fig top ckub offers are true bournemouth would surely have to offer him a better deal because as things stand, looks like they will need him next season in the prem.

So you reckon a player is likely to turn down multiplying his salary many times over (he would have been signed on a relative low wage for the prem), plus the recognition and likely affect on his career playing for a prem mid to top club rather than a yo - yo one, as Bournemouth is a nice place

depends which club it is doesnt it, norwich, newcastle, burnley,,watford and leeds, would make sense to hang on.  personally cant see the appeal of living in london,  he might not fancy it either

Let's hope so . A few million would be a huge help right now. If it is West Ham then Kelly might want it too.

wouldnt have thought a london club would be too desirable at the moment, bournemouth is  quite a nice place to live and Kelly has a very good chance of being back in the prem next season. could see him hanging on for 6 months

    Joyeux Noël.

    Happy Christmas .

I hope you all have a fantastic day.
On this day spare a thought for those  less fortunate than yourselves and go on to the Basement Rovers thread.
I have cosy toes in my mohair socks, anyone know what a ‘ Mo ‘ looks like? , and brand new slippers.
Mrs Isewater was thrilled to bits with the new ironing board cover I bought for her or at least I think she was as she hasn’t said a word since she opened the package, bless her.
Thank you all for the moments shared on this wonderful forum of ours , particularly a big big thank you to the mods who keep it all together.

Even a modest stadium of say 20,000 would cost at least £50m. How are the developers going to recoup that money? They'd have to charge a hefty rent to cover the outlay and interest on such a figure. Not sure what the normal return figure and period is for commercial deals, I believe they'd be looking at paying off the build costs in less than 50 years, That's £1m per year plus interest which would be charged to their tenants.

The stadium outlets would be in their name and any other events staged there, so Rovers would be looking at matchday income only. The words white elephant spring to mind.

On another point, How many dwellings could they fit on 11 acres, depending on density/height, I'd wager several hundred. And as we're still being told we have a housing crisis in Bristol, wouldn't it be more profitable to build housing. The site at Totterdown bridge is about one third of the fruit market, at a guess, they're building 150 dwellings there. So if there were say 400 dwellings, 25% affordable and 300 at £200k that's £60m, pocketed straight away less development costs. This is where my fears of behind the scenes negotiations are taking place with Marvin's Rovers supporting deputy Mayor to give the developers a profit from the outset. I expect there's big wedges of council owned land in the form of riverside warehousing and council yards, being lined up to be transferred to the developing company.

you are of course absolutely right in the real world but this is that lot,  how much for a big new go outdoors centre wth a roll of fake grass laid in the existing tarmac?
